Mold in your NYC home? Get matched with a licensed local mold company

Mold grows wherever water stays: after a leak, a flood, or years of condensation. Small spots can often be cleaned, but larger areas in New York need licensed professionals by state law. Here’s how to tell the difference and what to do first.

What to do right now

  1. Find and stop the water source first. Mold comes back if the moisture does.
  2. Estimate the size of the moldy area. If it’s more than about 10 square feet, New York State requires a licensed mold assessor and a separate licensed remediator.
  3. Don’t disturb large patches: no dry scrubbing or sanding, and don’t run fans that blow across the mold.
  4. Keep the room closed off and ventilate to the outside if you can.
  5. If you rent in a building with three or more apartments, NYC Local Law 55 requires the owner to fix mold. Tell the landlord in writing.

⚠️ Safety first

  • People with asthma, allergies or weak immune systems should stay out of moldy areas.
  • Never mix bleach with ammonia or other cleaners.
  • Wear gloves and an N95 mask if you clean a small area yourself.

Common causes

  • Leaks from pipes, roofs or a unit upstairs
  • Flooding or a sewer backup that wasn’t fully dried
  • Poor bathroom and kitchen ventilation
  • Condensation on cold outside walls and windows
  • Damp basements and crawl spaces

What to ask before you hire

  • Are you licensed by the NYS Department of Labor as a mold remediation contractor? (You can search licensed mold contractors on the DOL site.)
  • For a project over 10 square feet, who is the separate licensed mold assessor writing the plan?
  • How will you contain the area and protect the rest of my home?
  • Will there be a post-remediation check, and do I get it in writing?
  • Do you also fix the moisture source, or will I need a plumber or roofer?

Mold Removal in Brooklyn

Brooklyn basements and garden-level apartments in older row houses are prone to damp and mold, especially after sewer backups or heavy rain. Fix the drainage as well as the mold.

Mold Removal in Queens

Finished basements in Queens homes often hide mold behind drywall and carpet after a flood. In flood-prone areas like the Rockaways and Howard Beach, check behind walls, not just what you can see.

Mold Removal in Manhattan

In Manhattan buildings with three or more apartments, NYC Local Law 55 makes the owner responsible for fixing mold. Tenants report to management and can use 311 if it isn’t handled.

Mold Removal in Bronx

Steam-heated prewar Bronx buildings can trap humidity, and leaks from above often lead to mold in bathrooms and kitchens. Local Law 55 covers mold in buildings with three or more apartments.

Mold Removal in Staten Island

Staten Island homes in low-lying East and South Shore areas can get damp crawl spaces and basements. Check grading and sump pumps along with the cleanup.
